James Beal Consulting LLC was established to provide design firms and owners with the tools to manage the design and construction of their projects. This not only applies to budget but also to assuring the project achieves the function the owner expects.
James Beal Consulting does parametric through construction document estimates. The associates in the firm have spent their careers in construction, project management, scheduling and design. All of the associates have worked for contractors and have working relationships with subcontractors. This allows us to talk directly with the various trades to assure any special designs or requirements can be met and what type of premiums can be expected.
Parametric estimates:
The key to a successful project is assuring the budgets for the various scopes of work are defined. Our parametric estimates are detailed so the various design groups will have a scope and budget prior to the design starting. It also affords the design groups a budget for their design. For example, the amount of steel for a building can be calculated prior to design based on previous projects.
A detailed parametric estimate allows the client and design team to review and modify the scope prior to the beginning of design. This saves redesign, design time, and the owner can review the scope and is assured the best value.

James Beal (Jim), AVS, LEED AP
Jim has extensive experience in cost estimating from conceptual design to construction documents. He has a strong background in general contracting which enables him to accurately estimate renovation and new construction projects. He currently holds the title of Associate Value Specialist. He has completed both the 40-hour Certified Value Engineer course and the 24 hr mod two course for Value Engineering. Jim initiated the use of the Timberline Estimating System during his tenure at 3DI. He has been able to reduce costs on numerous projects to meet budget without sacrificing quality or functionality. These savings range from 10% to 30% and have included innovative construction methods as well as more efficient designs and alternate materials. He was the leading force in developing the Parametric Estimating Program COSMOS. He is also a LEED Accredited Professional.
Jim has taught estimating classes at Houston Community College for the past 21 years, and is the author of Fundamentals of Commercial Construction Estimating.

Since the beginning of his career in construction, T. J. has gained respect throughout the industry as a lead design-build coordinator on Public-Private-Partnership projects. His innovative approach has served well with Project Controls, Project Management, and Construction Estimating. T. J.’s projects span many entities: roads, public works, industrial facilities, multi-story office buildings, colleges and universities and public schools. T.J. has worked as an owner’s representative, designer and contractor for projects. This includeds working with public agencies like the City of San Antonio, TX.
T.J. has done work in many States and in one territory in the United States. These have been projects large and small.
